As a member of the Connecticut Airport Authority (CAA) management team, this position reports directly to the Senior Manager of Business Development and is responsible for planning, organizing and managing activities of the CAA Leasing and Business Development department with the goal of improving of tenant compliance, efficiency and processes of the rental department, business development and collaboration with other CAA departments.

ESSENTIAL TASKS AND RESPONSIBILITIES includes, but is not limited to, the following:

  • Planning, organizing and managing all aspects of the rental department;
  • Implements rental strategies, manages the rental execution process, onboarding new tenants, manages rental roles;
  • Assists Senior Manager Business Development with market analysis, identification of new business partners, creation of lease terms, etc., in support of business development initiatives;
  • Prepares airline, air freight, hangar, Fixed Base Operator (FBO) and airport lease agreements, concessions and license agreements, amendments, letter agreements and information;
  • Prepares notices of default, coordinates lease correspondence, reviews leases for value added opportunities and generate multiple reports;
  • Assists other departments in understanding and interpreting lease documents to ensure lease compliance;
  • Periodically reviews all leases to ensure renewals are kept up to date and verify compliance with terms of the lease. Consistently monitors rental terms to ensure tenant billing is consistent (rental amount and other charges) and promptly report discrepancies. Monitors critical dates related to lease renewals and ensures relevant actions are taken in accordance with deadlines. Coordinates timely rental renewals in accordance with policy;
  • Develops and implements a system to track documents during the lease negotiation and approval process. Maintains the tracking system to ensure all due dates are met with 100% compliance. Generates expiration schedules and other property management reports as requested;
  • Maintains property management database by entering new and/or changed information daily to ensure all information is accurate and current. Works closely with Accounting Department staff to ensure property management database is maintained in a format that ensures accurate billing, reporting and record keeping.
  • Performs other related duties and assists with special projects as assigned.

SUPERVISORY RESPONSIBILITIES: Supervises, directs and evaluates Leasing Unit personnel, as well as other assigned personnel.

QUALIFICATIONS: To perform this task satisfactorily, a person must be able to perform any essential task satisfactorily and independently. The requirements below are representative, but not necessarily all-encompassing, of the knowledge, skills and/or ability required to successfully perform the duties of this position.

  • Excellent interpersonal skills and the ability to communicate and coordinate with airport partners, including airlines, consultants and contractors, tenants, tenants, corporations, state, federal, regional and local officials and other departments within the CAA;
  • Knowledge of Microsoft Excel and the ability to efficiently use spreadsheets, graphs, tables, calculations and automation to process large amounts of data relevant to business tasks;
  • Knowledge of relevant state and federal laws and regulations;
  • Negotiation and contract management skills;
  • supervisory experience;
  • Substantial knowledge of the principles and practices of corporate and property rental, tenant management and property management;
  • Excellent written and verbal communication skills.

An individual filling this position must be able to successfully complete a thorough background and security screening, including pre-employment drug testing, fingerprinting, and maintain required security clearance throughout the term of employment.

TEACHING EXPERIENCE:

  • A bachelor’s degree from an accredited college or university in business administration, aviation/airport management, property and property management, or a closely related field;
  • 5 or more years of business, leasing or real estate development experience within a larger corporate or government organization;
  • 3 or more years of experience must have been in a supervisory capacity responsible for overseeing business development or real estate development;
  • Experience in property management, concessions and revenue generating operations is highly preferred;
  • Experience with airport real estate is an advantage.
